In Dubai, specifically
- Mainland, free zone or DIFC
- Freehold, leasehold and off-plan each carry different risk. Off-plan money must sit in a RERA-supervised escrow account and the unit must be registered on Oqood; resale runs through DLD trustee offices with a 4% transfer fee plus agency and NOC costs. Tenancy disputes go to the Rental Dispute Centre, not the civil courts.

- Off-plan handover dates, DLD transfer appointments, NOC issuance and mortgage releases all move on fixed slots, and a missed condition in the SPA can forfeit a deposit. Tenancy notices have strict statutory notice periods enforced by the Rental Dispute Centre.

- Your counsel works in English and Arabic. Arabic is the language of the UAE courts and most government filings, so anything needing legal translation, notarisation or MOFA attestation is identified and priced before work starts — never sprung on you later.
